Georgia's in a Deep Hole!

 

 

Negative Equity is when your property is worth less than what is owed.  Due to the foreclosure crisis hitting Georgia worse than most other states, our values have declined more than many other states.  Unfortunately, our high percentage of Distress sales and downward spiraling prices are making Georgia one of the worst states for Negative Equity.


Given the above, we predict continued high levels of Foreclosures and Short Sales throughout 2012.

Year to Year Price Valuations

 

With 2011 behind us and the data fully collected it's time to see how the year ended and compare the data to previous years so let's do that for Single Family Homes...

 

A few points to note here:

  • Average Sale Price of Distress Sales is over $100,000 lower than that of Non-Distress Sales!
  • Almost a 50/50 split of Distress and Non-Distress Sales across Metro-Atlanta.
    • Note!  As you'll learn in the High School Price analysis below, the percentage of Distress sales varies greatly by location.  Better areas have a lower percentage of Distress sales.
  • Negotiations average 5 to 6 percent from the final Asking Price

Remember these figures are for ALL of Metro-Atlanta and vary greatly by area.  For example, Clayton County prices are Down 43.2% from 2008 versus 23.1% Metro-wide.  Some areas are dominated by Distress Sales while others have much lower levels.  It's important to use this data solely as a high level analysis but not necessarily as an indicator of activity for your area.

Annual Price Analysis by High School District

 

For those of you that have followed our Real Estate Reports ​you'll recall that each February we analyze how home values have performed within specific High School districts.  As we always say, schools really matter!  Better school districts have higher market demand and therefore hold values better than others in less sought after districts.

 

Before going to the data, here's an overview of what the data represents:

  • Time Periods
    • All 2011 sales
    • All 2010 (to compare to prior year)
    • All 2008 sales. 2008 is the oldest data on-line in our mls system so we used this to see how much change has occurred over the past 4-years. 
  • Single Family Homes only - Data does not include any Condo or Townhome sales 
  • Distress Sales versus Non-Distress Sales - The Average Sales Price of all area sales is the number used here, which includes both Distress and Non-Distress sales.  For 2011, we indicated what percent of the total sales were Distress sales.
  • Which High Schools? - Clearly there are many more schools than we've included here.  We selected many of the areas we serve and some of the more popular / requested High Schools within each area.  If your school district is not here, feel free to call us and we'll do similar research for your district.
